The very first project was a small house in San Pedro, 328 W. 13th St.  It is a 3bed/2bath house, built in 1920.  It was purchased for $320,000.  The kitchen was fully gutted out and replaced with new cabinets and quartz counter top and appliances.  The existing wood floor and linolium kitchen tile was removed and replaced with engineer wood floor.  The interior was painted completely with LED recessed lights in the kitchen and living room, allowing more light into the space.  An existing laundry area was converted into a half-bath, allowing two baths total.  Total money spent was $20,000.  The house was sold within 5 months after purchase for $420,000.  After expenses and commissions, the net profit was $75,000.
